⚡ Quick Answer
Chemical wash = deep clean without full dismantling. Chemical overhaul = everything removed, soaked, and rebuilt. Overhaul costs more but fixes problems a wash cannot.
If you’ve ever called an aircond company and asked about cleaning, you’ve probably heard both these words — “chemical wash” and “chemical overhaul.” Most people assume they’re the same thing. They’re not. And the difference matters, because choosing the wrong service means either wasting money or not fixing the actual problem.
We’ve been servicing airconds across KL and Selangor for years. Every week, customers call us confused — they paid for a chemical wash somewhere else, but their aircond is still leaking or smelling bad. In most cases, what they actually needed was a chemical overhaul. Nobody explained the difference to them upfront.
This guide fixes that. By the end, you’ll know exactly which service your aircond needs — and you won’t overpay or underpay ever again.

What Is an Aircond Chemical Wash?
A chemical wash is a deep cleaning service where a technician applies chemical cleaning agents to the internal parts of your aircond — but without fully disassembling the unit. Think of it like washing a car while it’s still on the road. You get a proper clean, but the engine stays in place.
During a chemical wash, the technician removes the front panel and filter, sprays chemical solution onto the evaporator coil, scrubs accessible surfaces, flushes the drain pan and drain pipe, and cleans the blower fan blades as best they can without removing them. The chemicals break down grease, mould, and bacteria — and the rinse water flushes it all out through the drain.
✅ What chemical wash fixes
Light mould and dirt buildup, mild musty smells, slightly reduced cooling, and minor drain blockages. This is the right service for a unit that gets regular maintenance — say, serviced every 3 to 6 months.
Our professional aircond chemical wash service in KL and Selangor starts from RM160 for a 1HP split unit and includes a 1-month workmanship warranty on every job.
What Is an Aircond Chemical Overhaul?
A chemical overhaul is a more intensive version of the chemical wash. The key difference is full dismantling. The technician completely removes the indoor unit from the wall, takes it apart piece by piece — including the blower wheel, evaporator coil, drain pan, and casing — and soaks every component in chemical solution before scrubbing and rinsing.
This is the only way to reach the dirt and mould that accumulates deep inside the blower wheel and behind the coil — places that a regular chemical wash simply cannot access. After cleaning, everything is reassembled, refitted to the wall, tested, and the refrigerant pressure is checked.
⚠️ When only an overhaul works
If your aircond has not been properly serviced for 2 or more years, or if the blower wheel is visibly black with mould — a chemical wash will not fix the problem. The technician will spray and rinse, but the mould on the blower wheel stays because it’s unreachable without removing it. You’ll pay for a wash and still have the same smell the next day.

When Do You Need a Chemical Wash?
A chemical wash is the right service in most normal situations. If your aircond is regularly maintained — cleaned every 3 to 6 months — and you’re just noticing a slight drop in cooling or a mild smell, a chemical wash will sort it out.
Choose a chemical wash if:
- The unit was last serviced 6 to 12 months ago
- There’s a mild smell when the unit first turns on — but it goes away after a few minutes
- Cooling is slightly weaker than before but the unit still cools the room
- The drain is slightly slow but not completely blocked
- This is part of your regular annual maintenance routine
When Do You Actually Need a Chemical Overhaul?
This is where most people make the wrong call — and end up paying for a service that doesn’t fully fix their problem. A chemical overhaul is not a “premium upsell” — it’s a completely different level of cleaning for situations where a wash isn’t enough.
You need a chemical overhaul if:
- The unit has not been serviced for 2 or more years — dirt and mould have built up deep inside the blower wheel where a wash cannot reach
- Strong musty smell that doesn’t go away — this almost always means heavy mould on the blower wheel, which you cannot clean in place
- Persistent water leaking even after a previous chemical wash — the drain pan or internal pipe may be blocked with solid buildup that needs physical removal
- Visible black or green mould when you open the panel — if you can see it on the surface, it’s 10x worse inside
- Very weak airflow even after cleaning — a heavily clogged blower wheel restricts airflow in ways chemical spray alone cannot fix
- Unit was sitting unused for 6 months or longer — stagnant humid air breeds mould growth that goes much deeper than a wash can treat
💡 Real example from our team
We once visited a customer in Subang Jaya who had paid another company RM120 for a “chemical wash” twice in three months. The smell kept coming back within two weeks both times. When we opened the unit, the blower wheel was completely black with compacted mould — you could scrape it off with a finger. A chemical wash was spraying chemical on the outside of that mould layer and rinsing it. But the mould itself stayed. One chemical overhaul later, the smell was gone for good.

Answer these 5 questions honestly. Your answers will tell you which service is right.
Is a Chemical Overhaul Worth the Extra Cost?
Yes — when your unit actually needs it. The price difference between a chemical wash and overhaul is usually RM70 to RM130 depending on your unit size. That’s not a lot of money when you consider the alternative: paying for two chemical washes that don’t fix the problem (RM300), then eventually needing the overhaul anyway.
Beyond that, a chemical overhaul protects your investment. A heavily moulded blower wheel and clogged evaporator coil puts serious strain on the compressor — the most expensive part of any aircond, costing RM600 to RM1,500 to replace. Spending RM220 on an overhaul to protect a RM1,000+ compressor is straightforward math.
💡 Maintenance tip
The best way to avoid ever needing an overhaul is simple: service your aircond regularly. A basic service every 3–4 months and a chemical wash once a year means mould never builds up to the point where full dismantling is required. Prevention is always cheaper than cure.

Frequently Asked Questions
What is the difference between chemical wash and chemical overhaul for aircond?
A chemical wash cleans your aircond in place — the unit stays on the wall, the technician sprays chemical solution on the coil and accessible surfaces, then flushes it out. A chemical overhaul involves completely removing the unit from the wall, dismantling it into parts, and soaking every component individually in chemical solution. The overhaul reaches places — particularly the blower wheel and behind the coil — that a chemical wash cannot touch. Overhaul is more expensive but necessary for heavily contaminated or neglected units.
How much does a chemical overhaul cost in Malaysia 2026?
At KedaiAircond.my, a chemical overhaul starts from RM220 for a 1HP to 1.5HP split unit and from RM300 for a 2HP to 2.5HP unit in KL and Selangor, aircond chemical overhaul starts from RM220 for 1HP-1.5HP split units, from RM300 for 2HP-2.5HP units, and from RM350 for cassette units. Price includes labour, chemicals, and 1-month workmanship warranty. Compare: chemical wash starts from RM160 for 1HP-1.5HP.
My aircond still smells after a chemical wash — do I need an overhaul?
Almost certainly yes. A persistent musty smell after a chemical wash is the clearest sign that the mould source is on the blower wheel — the fan that spins to push air out of the unit. The blower wheel sits behind the evaporator coil and cannot be properly cleaned without removing it. Chemical spray reaches the outside surface of the wheel but the mould packed inside the fins stays there. Only a full chemical overhaul removes the blower wheel and soaks it clean, which eliminates the smell at its source.
How often should I do a chemical wash vs overhaul?
For most Malaysian homes, do a chemical wash once every 12 months as part of regular maintenance — or every 6 months if your home is particularly dusty or humid. A chemical overhaul is typically needed every 3 to 5 years for well-maintained units, or immediately if you’ve skipped servicing for 2 or more years. If you maintain your aircond properly with annual washes, you may never need a full overhaul — that’s the goal.
